In the business of real estate, sticking to construction schedules to meet completion targets is not a jog in the park. There are multiple factors like adverse weather conditions, costly rework, unavailable materials or resources or a bungle by the contractor that can put a spanner in the works and throw timelines off kilter. Not just eating into profits, such delays can hurt a company’s reputation as well.
At Prudent Infrarealty, we try sticking to construction schedules and keep buyers informed, using a clutch of initiatives like meticulous planning, effective communication and deploying technology in every step. Thus, we ensure that timelines are adhered to and total transparency maintained through periodic progress reports and keeping the channels for communication open 24×7.
So, how do we do it?
- Review of plans, specs and project documents: To stick to the construction schedule of the project, we take care to go through every minute detail of the scope of work. Prudent’s project managers meticulously review and interpret the construction drawings, the book of specs and other project documents. By virtually memorizing the project documents, our manager can ensure a pragmatic construction schedule.
- Creating and coordinating master schedule: A master schedule is of utmost importance in order to navigate your project through to completion. This is a must for adhering to timelines. It helps in management when you break down each project into phases. You can then simplify projects into tasks, and further into individual actions. When we schedule a project, we assign approximate start and finish dates for each task or activity. In this exercise, we at Prudent calculate the time that would be needed to complete every activity and assign resources, manpower and tech support necessary to finish the task within the planned timeline.
- Be ready with contingency plans: Many things could potentially go wrong with a project. We study the master schedule thoroughly, detecting the possible risks that could throw the timelines haywire. Keeping this in mind, we always have contingency plans in place which could be easily rolled out and can go a long way in resolving issues before things get out of hand. In case we are behind the clock, we deploy more manpower to cut delays, particularly when unpredictable weather plays spoilsport. We try to stay prepared for any contingency with meticulously crafted plans, since we never know what curveball we might have to negotiate.
- Communicating and handholding: To ensure timelines are adhered to and projects are completed without major hitches, we at Prudent believe communication is the key. Internally, we have set communication protocols so that everyone is on the same page and we can carry out course corrections whenever necessary. But more importantly, we make it a point to keep our buyers well informed on progress and status of our projects at every stage of execution. We strongly believe that maintaining total transparency of dialogue with our buyers and leaving our feedback channels open 24×7, help us build that bridge of trust with our buyers and this trust has a strong cascading effect.
